Why a single project?

This file was prepared for one property only, built on three criteria: genuine Golden Visa eligibility at the €250,000 threshold, move-in-ready apartments with no construction risk, and a location within walking distance of central Athens. The Hera is the only address in our portfolio that meets all three at this scale — so instead of a selection, we present a single-project file.

The Hera Athens is the full conversion of a former commercial building into 57 modern residences in Plato's Academy (Akadimia Platonos). This legal class lowers the Golden Visa threshold — up to €800,000 for standard housing in Athens — to €250,000 for this project. The apartments are move-in ready; the building's common areas complete in May 2027. 41 units are for sale, from €250,000 to €360,000, with an annual 3% rental guarantee.

The Framework First

Why does the investment threshold come out differently for everyone?

Because there is no single figure. The legislation defines three tiers, and which tier a property falls into is determined by its location and its legal status. For this reason Avla provides written threshold confirmation for every project in the portfolio at the offer stage.

Plato's Academy (Akadimia Platonos) takes its name from the archaeological park where Plato founded his Academy in 387 BC. At 2.5–3 km from Athens' historic centre, it is one of the last major regeneration corridors within the city's walking and cycling band. The district's fabric is shifting quickly from small workshops and former commercial buildings to renewed residential blocks; The Hera is a product of precisely this transformation.

Transport

Metro (Larissa/Metaxourghio-line stations) and tram-bus corridors put the centre 10–15 minutes away; Athens International Airport is ~45 minutes with a metro transfer. Car-free access to the centre is decisive for the tenant profile.

Tenant profile and yield

Near-centre location; suited to young professionals, academic staff and long-term corporate tenants. The developer has defined an annual 3% gross rental guarantee, removing yield uncertainty in the first years. As entry prices sit below the central average, the medium-term appreciation case follows the timetable of public investment — the archaeological-park landscaping and urban-regeneration incentives.

Risks — stated plainly

The district is still in transition: quality varies street by street and some neighbouring blocks remain untouched. That is both the reason for today's entry price and the source of the medium-term opportunity; it is not the right address for a buyer seeking a finished, settled neighbourhood. The second risk is timing: the building's common areas complete in May 2027.

Building and conversion

A full conversion of a former commercial building: structural strengthening, a new facade, all mechanical and electrical services built from scratch. The conversion class is the legal framework that validates the €250,000 Golden Visa threshold; Avla provides the threshold confirmation in writing with every offer and does not allow the deed price to fall below the threshold.

Unit mix

The 57-unit mix runs from one-bedroom apartments to a 3+2 garden duplex; most of the 41 units for sale are one-bedroom (43–66 m²) and 2+2 (66–85 m²) types. Ground-floor units with wide terraces and 4th-floor units with 22–24 m² balconies are the characterful ends of the band. Every apartment has a storage room; parking is 28 spaces, with allocation terms confirmed at offer stage.

The band's strength is its width: three doors at the €250,000 threshold, terraced upper floors at €360,000. Per-m² pricing is competitive against alternatives in the same class (conversion, near-centre, rent-guaranteed). In exchange, the buyer enters a district in transformation rather than a settled one, and a building whose common areas complete in 2027.
